Set up an escrow account first and foremost, that way both sides can be sure that the money is paid for the site or alternatively no money is paid for the site if it is a dud.
Make sure everything is worked out in advanced in writing like the sellers responsibility for technical assistance if that is on offer and so on
really more info is required, what sort of site, are there affiliate accounts involved and so on.

It really depends on the value and if you know the person well too. I've bought sites on trust without any problems before, you have to be careful though.
If the value is high, Sitepoint.com produce a contract that can be modified and I'd stick to Escrow for payment.

I get the site, thanks all. Cause just small transaction ($10k), so just use “Trust”.
I ask them to transfer domain and send source file to me. To transfer the domain, I get EPP code from them, with this EPP code; I can transfer the domain in my existing domain company account. Once again, thanks.
$10k? must be a decent site for that amount of money
Glad it got sorted for you, good luck
