If top tier keywords are widely available for reg in an extension, it’s not premium. Nor is any domain with a dash in it.

That just means that .com is preferred over .cc and domains are worth whatever people are willing to pay for them.

You almost never have any way of verifying the domain name sale prices. It might be someone looking to influence the perception of certain extensions bidding on their own domains (I have done this for someone else in the past).
