The 2,5 years you're thinking about is, are 2,5 you've wasted already. In that 2,5 yr you could have pick up WP-principles, SEO-principles, etc. Regulated markets are mission impossible if you're starting alone with empty pockets.

Google also doesn't help nowadays to get a new website ranked quickly. I'd go for a niche within an unregulated GEO if you want to have a chance to make any money.
